Plans to convert former warehouse into flats near Boston




A former warehouse could be transformed into 25 flats.

Cioffi & Jones Ltd has applied to convert the building at Hubbert’s Bridge.

It is located next to the Wheatsheaf pub and overlooks the South Forty Foot drain, on the opposite bank to Boston West Golf Club.

“The property we believe offers great potential in terms of practical conversion and for providing an enjoyable/sustainable and convenient home to reside for future occupants, whilst adding a plus in terms of removal of working hours and heavy goods traffic, whilst introducing an extension to the current predominately residential neighbourhood,” the design and access statement produced by agent ????? said.

“The property comprises of a generously sized detached brick façade property, with portal framed infill sections to link the current footprint, all accessed via the existing access drives from Station Road,

“We felt it important that whilst breathing fresh life in to not unsubstantial building in a very commanding position that we should seek to retain its form, heritage and standing within the community and waterway scene, which we feel we have achieved through the use of all openings.”

The statement adds the site has plenty of space for parking while its is hoped the design can stay true to the warehouse’s design.

“The scheme has been designed around the full utilisation of the original footprint and to maximise as much of the volume as possible,” it added.

“In addition, we’ve looked to utilise all of the original openings and as such have based the layouts on each to work with these apertures.

“Many of the original openings have long since been lost and blocked, that said these have all been sealed without cut and tooth to host and so will make this relatively easy to reopen, as an additional plus the majority of the brick head arches to these are still also in position.”

The application has been made to Boston Borough Council.
