LNT Care Developments asks South Kesteven District Council for permission to knock down house in Bourne to make way for 66 bedroom care home
Plans have been submitted to demolish a house and build a 66-bedroom care home.
LNT Care Developments is seeking permission from South Kesteven District Council to build at The Woodlands, Tarragon Way, in Bourne.
The company says the building will “provide specialised elderly and dementia care while fostering community connections”.
Plans for the two-storey facility include demolishing the current building and swimming pool on the land.
The home will include a library, cinema, dining areas, and gardens for residents’ wellbeing.
LNT says the development, designed to modern sustainability standards, will create employment opportunities and is anticipated to enhance elderly care options in the area.
The 3,178sqm facility includes single en-suite rooms, landscaped gardens, and communal spaces tailored to support independence and social engagement among residents.
The design and access statement says the proposals will “positively impact” the area by fulfilling a need.

“The development will bring about social and economic benefits through this investment, notably by generating more employment and economic activity, both during construction and in the long term,” it said.
The applicants say the facility’s layout maximises quality spaces and integrates well with the area’s character.
Landscaping with native plants aims to ensure the site is visually appealing and screened from neighbours.
The care home will feature sensory landscaping, including opportunities for residents to garden, which is intended to promote mental and physical wellbeing.
The building will also overlook these areas to “enhance connectivity to the outdoors” with accessible paths for all residents.
The design incorporates crime prevention features, including natural surveillance from the care home’s layout, well-lit paths, and secure garden enclosures to ensure residents’ safety and prevent unauthorised access.
Eco-friendly measures include solar storage, bike parking, and EV charging points.
While most residents on the estate do not have an objection to the care home, there are concerns that the entrance would be through Coriander Drive, rather than at the top of Tarragon Way, which has been used for the past 20 years.
Coriander Drive residents are building a campaign to inform everyone on the estate through social media and a leaflet campaign.
People have until November 18 to comment on the plans to the council before a decision is made.
