Investment opportunities in Greater Lincolnshire presented at event in Leeds




Investors were presented with 17 opportunities in Lincolnshire — as the new mayor looked to sell the area as a place to do business.

The Greater Lincolnshire Combined County Authority (GLCCA) and Mayor Andrea Jenkyns attended an annual real estate investor forum called UKREiiF and presented investors with opportunities they say are worth £3.6bn to the local economy.

The list presented at the event, held in Leeds, including housing schemes, business sites and long-term projects from across the county.

Dame Andrea said: “Greater Lincolnshire is critical to the UK’s economy for its food security, defence capabilities and much more. Not only do I care about giving more to the residents of the area I represent, I also know what a significant contribution we make to the nation.

“The GLCCA is already developing a clear plan to deliver with the powers and funding that have been negotiated - but we’re ambitious - and I fully plan to start work on getting more devolved funding and powers for Greater Lincolnshire as soon as possible.

“Our area has attractive investment opportunities and enormous potential for growth, and I know by working together with dedicated teams across Greater Lincolnshire, we can maximise the opportunities at UKREiiF to boost growth and investment.”

Tony Reynolds, inward investment manager at Lincolnshire County Council and ‘Team Lincolnshire’ lead, said: “By attending UKREiiF as a collective, we are showcasing what Greater Lincolnshire can offer to a national audience of developers and decision makers within the property and investment industry. The conversations we have at this event can positively impact the economy of Greater Lincolnshire for many years to come.

“Greater Lincolnshire has clear investment opportunities and now the GLCCA has been formed and with the strong voice of Dame Andrea as Mayor, we can accelerate growth and be at the front of the queue for discussions with government and future funding opportunities."

Lincolnshire’s 17 investment opportunities

The sites in full, as described to investors, are:

Housing

1. Lincoln Southeast Quadrant
Sales pitch: Urban extension on limestone plateau affording a unique vista of Lincoln and its Cathedral. Land allocated in Central Lincoln. Local plan for up to 6,000 homes, district centre, schools, community facilities, development and open space.

2. Sleaford BASS Maltings
Sales pitch: Mixed use development of 204 residential units, 5,800sq m of health care and community and 1,391 sq m of restaurant/retail. 13.5 acres site, 1000 ft frontage total area of 50,000sq ft. Eight buildings, each with six storeys and five bays.

3. Charterholme, Lincoln
Sales pitch: Charterholme is a 240-hectare development that will create 3,200 homes, shops, a business park, leisure village, community services and improved transport infrastructure. Charterholme will enable a future community with quality homes for the people in our city.

Business

4. AI Growth Zone, North Lincolnshire
Sales pitch: AI cluster offering over 4.5GW of processing capacity across 4 potential campus sites. Low-carbon energy supply, Humber Energy Estuary existing power of 10GW. 1,359+ hectares of developable land.

5.Pioneer Park, North East Lincolnshire
Sales pitch: Located within two miles of the Port of Immingham. Greenfield site outline planning for B1, B2 and B8 employment development. Total site approx 150 acres.

6. ICE Factory, North East Lincolnshire
Sales pitch: Regeneration site of 20 acres with unfettered waterside access with its own pier and dock. Wide range of mixed use spaces from 1,000sq ft to 100,00sq ft.

7. South Lincs Food Enterprise Zone, Holbeach
Sales pitch: 17 hectares of employment land creating a bespoke high quality space for new businesses specifically in the agri-tech sector. Located in West Holbeach, south Lincolnshire.

8. Somerby Park, Gainsborough
Sales pitch: 11 acres of commercial development land, located close to an established employment area. Industrial, commercial and trade, retail or fast food. Business relief up to 100%.

9. AG Food Enterprise Zone
Sales pitch: Development of an Agricultural Technology cluster development on the A15 corridor north of Lincoln. Located close to world renowned Lincoln Institute of Agricultural Technology, Riseholme Lincoln.

10. Clay Lake, Spalding
Sales pitch: 78 acres allocated employment site. Site available for freehold purchase and is serviced for Industrial use. B1, B2 and B8 use including office space, general industrial and storage/distribution.

11. Lincoln Science and Innovation Park
Sales pitch: Transforming 15 acres of industrial land into a state of the art science park. Flexible self contained office, laboratory and engineering workshop space. High quality units of 60sqm–702sqm or self-contained suites up to 500sq m.

12. Wardentree Lane, Pinchbeck
Sales pitch: 21.25 acres for employment use. Freehold plots or Design & Build Leaseholds considered. Last remaining undeveloped frontage positioned on the North West edge of the expansive commercial zone of Spalding/Pinchbeck.

13. Humber Freeport
Sales pitch: 177 hectares of Able Humber Port is a Freeport Tax Site. A leading offshore wind and renewables hub in Europe comprising 311 hectares, plus 43.7 hectares of heavy duty deep-water quays and Able energy park (323 hectares).

Longer Term

14. Skegness Foreshore
Sales pitch: Five key sites along Skegness seafront offering high visibility and accessibility. Includes planning consent for 16 chalets, two former bowling greens, boating lake, former festival pavilion site and suite of 24 former chalets near Skegness pier.

15. Spitalgate Garden Village, Grantham
Sales pitch: Delivering more than 3,000 homes, Spitalgate Heath will be built to Garden Village principals, providing a model forsustainable living with exemplary standards of design, construction and community facilities.

16. Grantham Southern Gateway
Sales pitch: 118 hectare site of strategic employment importance. Centred on the new A1/Southern Relief Road interchange, the site will be an attractive and vibrant gateway to the sub-regional centre of Grantham.

17. STEP Fusion, West Lindsey
STEP is the UK’S major technology and infrastructure programme to build a prototype fusion powerplant that will demonstrate net energy, fuel self-sufficiency and a viable route to plant maintenance. Located at West Burton - a former coal-fired power station.
