Two bespoke homes could be built close to Rutland Water
Two large bespoke homes are being planned close to Rutland Water.
The proposed development in Manton is a revised scheme of an application for three homes which was turned down in September 2024.
One of the reasons which Rutland County Council gave for rejecting the application last year is that it was considered under-development of the site. The council also said the plan did not meet policy requirements on new developments in the countryside, supporting the local economy and meeting affordable housing needs.
The large site, comprising 0.47 hectare of land accessed from Cemetery Lane, is just over the road from the Horse and Jockey pub. A plot of that size could be expected to accommodate 14 houses, according to council policy, but the application states this would not be “appropriate nor sympathetic” in that setting.
An outline planning application, by Stamford firm Distinctive Developments, acknowledges that the proposed site is outside the development boundary but is adjacent to it.
The self-build and custom housebuilding approach means that the initial occupiers can design and commission their own home.

The applicant says it has an “obsessive attention to detail and quality standards”.
It states: “We pride ourselves on providing beautiful new homes for families and individuals and supporting the local economy. We work exclusively with local architects, surveyors, planning consultants, trades and contractors, and wherever possible, we source materials from the local area.”
The application states that under the Self-Build and Custom Housebuilding Act, councils are legally required to provide sufficient suitable permissions to match demand.
