Former Pinchbeck pub The Bell sold for almost £1 million




A former pub has been sold for almost £1 million.

The Bell in Pinchbeck has full planning permission to be converted into five flats with space to the rear able to be converted into nine detached bungalows.

Estate agents Longstaff have updated the the property as sold subject to contract on their website, at a price of £950,000.

“The whole site extends to approximately 5,944 m2 (1.47 acres),” the estate agents’ website read.

“The full planning consent is for the former public house building to be converted to five flats and nine detached bungalows erected on the land to the rear.

“The property is situated in the village of Pinchbeck and is within walking distance of all the village shops, doctors’ surgery, St Mary’s Village Church, public house and primary school.”

Full planning consent was granted by South Holland District Council last April following an application by Wirrall-based Charlotte Properties.

“The planning consent is granted subject to a section 106 agreement, which includes affordable housing,” the website added.

This would include a contribution of £28,2667 towards education and £8,140 towards healthcare provisions.

MP Sir John Hayes highlighted concerns regarding the scale and design of the project at the planning stage, questioning whether more effort could be made with the refurbishment of The Bell and a lack of parking provision.

Objections from the public included drainage impacts, a lack of local services and parking and the impacts on wildlife. Concerns were also raised about the impact on wildlife, such as birds and deer, using the land - which is set to become a cul-de-sac of bungalows.

The future of the area’s pubs has been in the spotlight this week. One of Pinchbeck’s other pubs - The Bull - is now available for let. Meanwhile, the landlords for The King’s Arms in Wing are bidding a sad goodbye to their pub as spiralling costs make it no longer viable to continue.
