Plans unveiled for new Starbucks and Burger King drive-thrus on edge of Spalding near Springfields
Plans for a new development on the edge of Spalding have been unveiled and feature new Starbucks and Burger King drive-thrus.
A planning application from Roadside Real Estate Plc has been submitted to South Holland District Council to build the coffee shop and restaurant on overgrown grassland near the recently revamped A151/A16 Springfields Roundabout.
The site links to Fulney Lane North and will be next to the existing Bush Tyres business.
The land is currently enclosed by a two metre high chain-link fence on all boundaries.
The proposed scheme includes provisions for a total of 39 standard parking spaces, eight electric vehicle parking spaces, four accessible spaces, three waiting bays, and 14 cycle spaces.
Both proposed units will be single-storey and external seating areas are also proposed for customers wishing to sit outside.
A design and access statement, prepared by The Harris Partnership on behalf of the applicant, stated: "Historically, there are two separate planning approvals for similar proposals which have since expired. These were proposed in isolation which meant two accesses would need to be constructed.
"This application is an improvement to those previously approved, due to the design being treated as a whole and thereby allowing a cohesive layout and unified layout to be put forward.
"The site is easily accessible to all modes of transport and provides easy access within the site curtilage. The new proposals will attract further job opportunities and contribute further facilities for the local area."
The Burger King unit follows almost the same layout strategy as the previous approval. However, the previously approved coffee shop was designed as a separate site.
The proposals put forward in this new application allow the units to be designed collectively, which has led to a more cohesive layout. As such, the units share the same access from the highway, and the frontages face each other.
Access will be from the private road which serves Bush Tyres.
Starbucks currently has a coffee shop in the town’s Sainsbury’s store as well as outlets in Pinchbeck, Sutterton, Long Sutton and Bourne — but its Springfields branch shut in 2022. Burger King has fast food restaurants at Sutterton and Wyberton.
