Taylors Spalding site goes on the market with Longstaffs





A former Spalding garage has gone up for sale following its closure last autumn – but the price tag is under wraps.

The Taylors garage site, in Pinchbeck Road, has been put on the market with R. Longstaff & Co, however the agent is remaining tight lipped over the asking price and simply ‘inviting offers’ instead.

The former Vauxhall dealership, which spans some 2.20 acres, had been open for more than four decades but rising costs and supply issues led to owner Tim Taylor calling it a day in October.

The site is being sold as a garage and car sales space, however Longstaffs have also floated the idea of the possibility of using the land for building.

The property brochure reads: “The property also has the opportunity for alternative uses, subject to planning consent.

“We understand that the site has historic planning consents for car sales use, and car repair/ workshop use. It may be suitable for other retail uses, and/or residential use.

“Interested parties are recommended to speak to South Holland District Council planning department to establish the suitability of any alternative uses.”

However, there is also an uplift clause on the site which would mean that a specific party – in this case the British Railways Board – has a right to a portion of any future profits made on the land.

The brochure continues: “A development overage clause exists over a part of the site in favour of the British Railways Board, and there are a number of covenants in existence.

“The site is offered for sale, with an expectation that a re-development of the site to another use may be possible.”

The site includes the showroom, stores and offices along with a workshop, bodyshop, spray booths and a further valet building. There is also substantial parking with ‘approximately 60 car sales spaces and other parking areas’.
