Developers waste no time in getting to work on Donington's Red Cow Hotel

The people who have bought one of the area’s eyesores are wasting no time in transforming the derelict building.

Jamie Sandford and Robert Bridgewater, who run API Investments, have already begun to make a difference to The Red Cow in Donington and hope to start work on creating 18 homes.

They will be constructing three flats and 15 houses, including eight new builds. The pair are planning to retain the majority of properties to rent out.

Mr Sandford, who has shared pictures of what the building currently looks like, said: “As many of the local community have noticed, we are full steam ahead, we have made the site safer including fencing off the rear area. We have also undertaken soil sampling for contamination as well as archaeology reports.

“We have had to dig a series of trenches throughout the site. These were done over a three day period and overseen by an archaeologist whist it was nice to uncover items from the Red Cow’s past. Nothing of any historical value was found.”

The pair, who have transformed The Chequers in Holbeach, had bought the Red Cow over an online auction.

Mr Sandford said: “We had not viewed the property but knew from the outside what we were letting ourselves in for. It has stood derelict for many years and internally the elements have really taken their toll on the building with floors falling through and walls collapsing.”

They are currently compiling reports to meet planning conditions and hope to start work as soon as possible.

Mr Sandford said: “We expect the project to take around 18 months all being well and no delays with the conditions. Both myself and business partner Rob Bridgewater are excited to start and are looking forward to bringing this derelict building back to life, making it a building for Donington to be proud of.”

The firm usually takes on two to three projects of this size a year and are open to derelict or run down properties.

Mr Sandford said: "We would love to buy something like the Johnson’s or any of the other properties listed on South Holland’s derelict properties list but for some unknown reason the owners are not interested in selling or have unrealistic expectations."
