Plans for 119 new homes and village hall at Deeping St Nicholas submitted
A village could be set for 119 new homes and a hall.
A planning application for buildings at Home Farm, Littleworth Drove, in Deeping St Nicholas, has been submitted to South Holland District Council by Emerald Homes.
“The proposed development will provide 119 dwellings on a site which is approximately 4.33 hectares,” the planning statement submitted by agent Lincs Design Consultancy explained.
“The proposed site layout has been designed to create a high-quality housing development which makes a positive contribution to the character of the area.”
Outline planning permission was previously passed by SHDC and this application seeks approval for reserved matters, including layout, scale, appearance, access - which would be served by a new road - and landscaping.

“The proposed development will provide 119 new dwellings, 11 of which will be affordable,” the planning statement added.
“In addition to the affordable homes, the proposals include the development of open market homes in a mixture of two-bed semi-detached, three-bed semi-detached, three-bed detached and four-bed detached houses.
“Like the affordable house types, the open market houses all feature open-plan kitchen and dining areas as a response to modern-living standards.
“Dependent on the size of the dwelling type, there is also a separate lounge and/or study at ground floor.”
The plans - which include a village hall - also show 0.5 hectares of open space, including a pond.
“An attenuation pond will be located towards the southern extent of the site, as this is the lowest point,” the statement added.
“The pond and associated landscaping will be overlooked by the proposed dwelling, giving these plots positive frontage over the attenuation pond and amenity space.”
The site is currently an existing farmyard featuring large agricultural buildings, ancillary buildings, areas of concrete hard-standing along with agricultural land to the southeast.
Plans for this site have previously been submitted by Ray Turner Partnership in 2021.
