This is how £2 million from Linden Homes will be spent on Grantham infrastructure as Kings Newton development on Rectory Farm progresses
A housing developer will invest more than £2 million in infrastructure and facilities in Grantham, as it builds 228 new homes.
Linden Homes is set to build 228 new two, three, four and five-bedroom homes at the Kings Newton development off Barrowby Road in the town, with the first properties due to go on sale early next year.
As part of the planning agreement for Kings Newton, part of the Rectory Farm urban extension, Linden Homes, which is part of Vistry Group, is to make significant contributions to the area.
This includes £900,804 for roads and transport, made up of £570,000 towards the Grantham Southern Relief Road and £330,804 to support bus services and other sustainable transport measures.
Education will receive £889,329, while £150,480 will be provided for health services and a £52,212 community centre contribution will be made.
In addition to this, land will be set aside for the expansion of neighbouring Poplar Farm Primary School.
Kings Newton has been named in tribute to Sir Isaac Newton, the famous mathematician, astronomer and physicist, who attended The King’s School in Grantham between 1655 and 1660.
Andy Pearce, regional build director at Vistry East Midlands, said: “Construction is expected to begin soon at Kings Newton, which should see us in a position to release the first selection of homes onto the market in January next year.
“We anticipate the buyers of these properties will be able to move into their new homes by next summer.
“As well as providing much-needed new homes, the development will generate substantial investment in infrastructure to improve roads, public transport and schools as well as other facilities for both existing and new residents.”
Fraser Hopes, managing director at Vistry East Midlands, said: “There has been a great deal of interest in this development from the outset and we expect the range of two to five-bedroom homes to be attractive to a mix of purchasers, including first-time buyers, growing families and people downsizing after retirement.
“Kings Newton is ideally located just over a mile from Grantham town centre, while there’s a good choice of schools within easy reach.
“Close by, there’s unspoilt countryside, river walks, bike routes, nature parks and historic sites such as Belvoir Castle, while the A52 puts Nottingham 40 minutes away by car and the A1 provides access to destinations both north and south.”
Linden Homes is set to launch a Discounted Open Market Dwellings (DOMD) scheme at Kings Newton giving local people the chance to buy a home at a 20 per cent discount.
Under the initiative, people with a strong connection to the local area who meet certain criteria are eligible to buy homes for 80 per cent of their open market value.
Ten per cent of the homes being built at Kings Newton – 23 in all – come under the scheme. The first of these homes are set to be released for sale in spring 2024.
Fraser said: “This scheme will provide local people with the opportunity of securing a high quality new-build home in Grantham at 80 per cent of the open market price. This means that people who already live in the area but cannot afford to buy a house at its full value can purchase their own home and stay close to family and friends.”
As well as Linden Homes, Vistry Group also includes Bovis Homes and Countryside Homes.
