This former gatehouse in Grantham is our Property of the Week

The Lodge is set in the grounds of Arnoldfield House on the edge of Grantham and is an excellent example of a stone gatehouse.

Architecturally important enough to warrant Grade II listing, it was extended in 1992 to create today’s large and unique family home.

Although the access is along the sweeping driveway and communal gardens of Arnoldfield Court retirement apartments, this is a stand alone property which is not warden controlled and carries no age restriction.

There is plenty of well planned living space including three double bedrooms and outside there is a double garage, established gardens and a timber log cabin which could have a variety of uses.

An oak entrance porch leads into a reception hall which has a feature curved wall and oak flooring and leads into a snug area with an exposed beam and through into a 23ft sitting room.

Here there is an Ancaster stone fire surround with a multi-fuel burner, more exposed beams and direct access into the garden through the original stone columns.

The dining room, off the sitting room, has a feature decorative cast fireplace and dual aspect windows to let in plenty of natural light.

The 21ft dining kitchen is fitted with white fronted wall and base units which include glass fronted display cupboards and there is an inset sink and electric oven, gas hob and filter cooker hood.

Appliances include an integral dishwasher and washing machine and there are inset ceiling lights. There is access from the dining area out to the patio.

The master bedroom has fitted triple wardrobes and views over the garden and there is an en-suite bathroom with a four-piece suite including a walk-in shower cubicle and drench shower.

There are two more generous bedrooms which share the family bathroom. This has a recently installed white four-piece suite with a jacuzzi bath, walk-in shower cubicle inset ceiling lights and Karndean flooring.

The property has gas central heating and secondary glazed windows.

The Lodge is approached via a gravelled driveway which provides plenty of off-road parking space and leads to the main entrance porch. There is more parking space to the side with enough room for a motorhome, a caravan or perhaps a boat.

There is a lawned garden at the front with mature trees, plants and shrubs.

The back garden is mainly down to lawn with more trees, shrubs and mature hedging and a raised sun terrace.

A hand gate at the side leads into the lovely communal gardens of Arnoldfield Court.

At the back of The Lodge garden there is another driveway and the 18ft square log cabin which could be used for a number of purposes such as a home office, party pad, hobby room or a summer house.

The walls and floor of the cabin are insulated, it has power and light and windows and folding doors.

* It has a guide price of £479,950 and is being marketed through Buckley Wand (Tel: 01476 561100).
