Land and plans for luxury home near Exton, in Rutland, on the market with Shouler and Sons




A unique proposed development, inspired by local dovecotes, has gone on the market for £1million.

The plans for the grassland site at Tickencote Road, near Exton, include a single four-bedroom home, and attached one-bedroom annex.

The site is in a paddock associated with Hawkswell House, at the junction of Exton Road and Horn Lane, in Rutland.

As well as the plans, the seven-figure price tag includes almost five acres of land and full planning permission, granted by Rutland County Council in December 2023.

The main building’s circular design, created by Jonathan Hendry Architects, was inspired by dovecotes traditionally found in Rutland, including one in nearby Exton Park and Barham Court, in Exton.

It has a lower ground floor with a room for a cinema or gym and parking, a ground floor with living room, dining room, kitchen and study, and a first floor featuring four en-suite bedrooms.

The plans also boast a natural swimming pool and pool pavilion in the grounds.

The sustainable, energy-efficient development would be ‘off-grid’, with electricity generated through photovoltaic solar panels, heating via a ground source heat pump, and rainwater harvesting to water the garden.
