Plans for 50 new homes in Long Sutton earmarked for approval by South Holland District Council
Plans to construct more than 50 new homes are set to be approved - despite fears being raised about overdevelopment and the strain on local infrastructure.
Developer Strinder Homes (SPV2) Ltd is looking to build 56 homes on a 1.53 hectare site behind Lime Walk in Long Sutton.
If the application is approved by South Holland District Council’s planning committee tomorrow (Wednesday), the new housing development will neighbour a site recently approved for 70 dwellings and another residential development off Magpie Close.
However, concerns have been raised about the impact of this latest development on locals by ward member - Coun David Wilkinson.
He said: “The existing permission adjacent to this site will have a significant impact on existing residents of Lime Walk. This addition with the density of proposed properties is unacceptable.”
South Holland and The Deepings MP Sir John Hayes echoed his concern, suggesting that the proposed development could put strain on local infrastructure such as schools and GPs.
He added: “As always, I am concerned to see the loss of prime agricultural land. As I have said before, it is so important that farming land remains in production to ensure that food prices remain affordable and that we maintain food security and protect our environment.
“To this end, I would be grateful if you could treat my letter as an objection to this proposal.”
It is proposed to build a mixture of four, three, two and one bedroom houses, which would include shared ownership and affordable rented homes.
The developer would be asked to provide £255,000 to Lincolnshire County Council as an education contribution – £259,727 secondary and £25,503 sixth form - along with 14 affordable homes and £36,960 towards healthcare provision.
A report to the planning committee states that development would not ‘materially harm the amenity of nearby neighbouring residents in terms of overlooking, lack of privacy, overshadowing, noise and disturbance’.
It adds that the site is earmarked for housing in the South East Lincolnshire Local Plan.
The report states: “The site is allocated for housing. Policy 11 of the SELLP indicates that the amount of new housing on the site should be approximately 34. However, the stated capacity is not necessarily a maximum or, in some cases, a minimum capacity that would be expected on each site: viability, design, constraints and the most efficient use of land in delivering new homes should be the primary considerations in meeting housing needs. Consequently, proposed allocated sites should be assessed on their own planning merits.
“It is considered that the proposal would not materially harm the character or appearance of the locality or amenity of neighbouring residents subject to the appropriate boundary screening given that ground and finished floor levels would be raised.”
The application has been recommended for approval by officers.
