Plans for 92 homes in Gosberton recommended for approval despite concerns over impact on infrastructure




A developer’s bid to build more than 90 new homes is set to be approved – despite residents’ concerns that their village infrastructure cannot cope.

Members of South Holland District Council’s planning committee have been advised to rubber stamp Gleeson Regeneration Ltd’s application to put up 92 homes on land off York Gardens in Gosberton.

Fears that Gosberton Primary Academy is ‘already inadequate in size to deal with the growing population’ have been voiced by residents objecting to the proposal while the parish council considers this site to be ‘overdeveloped’ according to a report drafted ahead of Wednesday’s meeting.

The application to build on the 3.8 hectare site was first lodged in 2021 but has undergone a series of alterations since then which has resulted in delays to appear before the committee.

A report to councillors states that the site has is allocated for 76 dwellings in the South East Lincolnshire Local Plan and that outline permission was granted in 2018 but no dwelling numbers were set by that consent. However, the layout showed 80 dwellings.

While this latest application is a 21% increase on the 76 dwellings allocated in the plan, officers state in the report that this is not considered ‘unacceptable’.

The report also states that the layout and design of the application can be accommodated within the site without having a harmful impact on the character of that part of Gosberton.

An area of open space is included with the application along with a range of house types for two, three and four bedroom properties.

Concerns have been raised about increased traffic and safety concerns to the site, accessed via York Gardens which is off Welby Drive, but no objections have been lodged by Lincolnshire County Council’s highways department.

The report states: “Overall, it is considered that whilst the development would comprise the erection of 92 additional dwellings, the proposal would not cause, or give rise, to an unacceptable impact or harm to the residential amenities of neighbouring occupiers.”

Gleeson Regeneration has been asked to provide 29 affordable homes on this development while Lincolnshire Integrated Care Board is requesting £60,720 to extend capacity at ‘any’ of four nearby practices.

While Lincolnshire County Council has asked for £327,145 as this application would result in a ‘direct’ impact on local schools.

The application has been recommended for approval.
