Plans go in for 96 homes in Pinchbeck

Plans have been submitted to build nearly 100 new homes on a former nursery site.

Bellway Homes has now submitted a planning application to build 96 new homes on the former Redmile Nursery site in Wardentree Lane, Pinchbeck.

But concerns have been raised by naerby residents about whether the village’s infrastructure will be able to cope with this plan along with other developments.

The planning application’s design and access statement says: “This proposal will deliver new and much needed family housing in the district, including affordable, as well as new areas of public open green space.”

The application, which was submitted to South Holland District Council last week, will see 50 three bedroom homes and 22 four bedroom houses being offered onto the open market.

While a total of 24 affordable homes, ranging from one bedroom maisonettes to four bedroom houses, will be included within the development. These will be a mixture of affordable rent and shared ownership properties.

The application also states that a minimum of two car parking spaces have been allowed for one to three bedroom properties with three spaces for four bedroom houses.

This application also includes plans for a hectare of ‘public open space’ which will include a play area. Equipment for young children along with ‘inclusive access’ pieces of equipment are also included in the application.

The design and access statement outlines plans for ‘green focal points’ which would benefit residents along with providing a ‘wildlife green corridor’ through the site.

It states: “The scheme proposed a perimeter of public open space to enable access and maintenance of the Blue Gowt Drain and a central pocket of open space, to establish a strong and identifiable sense of place in the heart of the development.

I t later states: Retaining the existing trees sets the character from the entrance off Wardentree Lane, plus it raises opportunities of long distance views, into and out of the site. Further opportunity of outward orientation allows views over to the north and west.

“The central area of open space introduces visual interest, with the overall design, orientation, and juxtaposition of dwellings with the landscaping, emphasising the green fabric of the development.”

Nearby resident George Scott has highlighted concerns about the impact of this latest set of plans along with other developments which are already being built.

He has highlighted that 72 dwellings are being built at the former Spalding Lifestyle and Gardens site, with 10 being constructed on Spalding Road along with the potential for further housing in the future.

He said: “With the amount of house building in Pinchbeck we have not got the infrastructure and no extra schools are going in.

“We have lost our dentist in Pinchbeck and the doctors are overwhelmed.

“What we are concerned about is sewage as we have a small sewage plant.”

Mr Scott, who says his neighbours are also concerned, also highlighted fears about the impact of additional cars on the area’s roads.

He said: “Traffic is terrible enough as it is.”
