Chestnut Homes looking to begin next phase of Wyberton Quadrant - including 27 new homes
A property developer is asking for amendments to be made to a planning application to allow the next stage of building to begin on a village site.
Chestnut Homes wants to begin the next phase at Wyberton’s Quadrant site, which includes construction of 27 homes.
It is asking Boston Borough Council to allow it to vary two conditions and remove two more.
Chestnut Homes hopes to remove one condition which asks for swift nest boxes to be incorporated within the external walls of each dwelling because outline permission already requires bird and bat boxes on site ‘inline with the approved Ecological Enhancement Scheme’.
The request states: “This condition is duplication and significantly more onerous, requiring nesting bricks to all dwellings, which is not a specific policy requirement.”
The developer has also asked to remove a condition calling for water consumption of each dwelling to not exceed 110 litres per person per day.
Chestnut Homes argues this condition is ‘regularised through building regulations and therefore building control’.
The firm also adds a final certificate would only be issued if the plots meet these required standards.
The company almost wishes to make changes to electric vehicle charging points and landscaping details.
Original plans asked for electric car vehicle points to be added to each dwelling, with Chestnut Homes now requesting ‘a scheme to facilitate car charging for all dwellings to be agreed with the LPA (Local Planning Authority). Such scheme to be installed as approved’.
It adds: “The current condition wording requires a car charging point is installed to all dwellings, however it is not clear at this point as to how communal spaces will be served.
“We therefore request the condition be revised so this issue can be considered further.”
It has also requested details of hard and soft landscaping works to be submitted and approved prior to occupation of the first dwelling, rather than development above damp proof level.
These requests regard phase seven of construction at The Quadrant, the housing development built beside the A16.
This project also included the construction of Boston United’s Jakemans Community Stadium as well as retail units currently used by firms including Burger King, Costa, Greggs and Papa John’s.
