Developer to pay around £900,000 in public contributions for phase one of 400-home project in Pinchbeck




A developer will pay around £900,000 in public contributions for the first phase of a 400-home project.

Ashley King Developments’ application to build 100 homes, with an outline permission for a further 300, in land off Yews Farm on Spalding Road, Pinchbeck was approved by South Holland District Council in February.

And the initial amount owed can be revealed, after the section 106 documents – which cover the contributions to by made by the developer - have been made public.

Documents, dated October 11, state the developer must pay a £792,000 contribution towards the Western Relief Road, which is adjacent to the development.

A further £100,000 open space contribution will go to Pinchbeck Parish Council towards cemetery extension plans.

Ashley King Developments will also pay an contribution on the seven affordable homes planned for the first phase.

This figure, yet to be determined, will be the value of the property minus the value of the property if subject to the affordable housing scheme tenure, on each dwelling.

The second phase, which currently has outline planning permission, will include further affordable housing and western relief contributions, plus education and NHS contributions if given the green light.

Section 106 monies are paid by developers to ease pressure on public services when large scale housing schemes are being built.
