Moulton 'eyesore' site on the market for £1.5 million

An ‘eyesore’ site which has been lying dormant for four years has gone on the market for £1.5 million.

The former Gardman site in High Street, Moulton, has been vacant since 2018 when the buildings were demolished.

However, the 6.43acre site, described as a ‘village centre development site’ is now on the market with R. Longstaff & Co.

South Holland district councillor Andrew Woolf, who represents the Moulton, Weston and Cowbit ward, says that he is pleased something is being done with the site.

He said: “In Moulton, there has been very little development over the years - other than Lowther Avenue - where elsewhere there has been significant development. That site is on the local plan so it has been earmarked for development.

“It is currently an eyesore sat behind green boards so I am pleased that finally something is happening with it as it could have sat there for years under private ownership.”

According to the South East Lincolnshire Local Plan, the site’s capacity is for 52 dwellings, with Longstaffs describing it as ‘ideally located for high-quality residential development’.

However, Coun Woolf, who is also chairman of Moulton Parish Council, says any development which could come from the sale of the site would need to be ‘done properly’.

He said: “It is in the centre of the village so any development that goes on there I would expect to be of a very high standard in both quality and design but affordable too. When a development does come, it needs to be done properly with all of these things in mind.

“As I sit on the parish council, I would say that we would want a seat at the table in early meetings with a view to setting out Section 106 funds.”

According to details released by Longstaffs, the current owner of the site is hoping to retain a plot to be used as a ‘roadway access point to the land to the east of the site.

It states: “In consideration of the potential future development of the land to the east of the Moulton River, the seller intends to retain a plot which will be sufficient in size, specification and appropriate location to either be used as a roadway access point to the land to the east, or to be developed into a dwelling at a later date.

“Rights to use the (adopted) estate roads and connect to service media will be provided by the purchaser, with enough capacity to service a potential future development.”

In March 2018, London company Diana Properties Ltd sought permission to demolish offices and warehouses previously used by Gardman.

At the time, Diana Properties also said that it was not planning any future rebuilding on the former Gardman site.
