Plans submitted for 21 homes on site of former Cowbit railway station yard
Plans to create a 21-home village development have been submitted to the district council.
Seagate Homes wants to convert the former station yard at Mill Drove South, Cowbit.
The proposal includes a mixture of two and three-bed semi and detached and terrace units which would be serviced from an estate road running westwards.
There is affordable housing provision within the development for five units.
“The application, proposes the residential development of an approximate 0.5ha parcel of land situated on the western side of Mill Drove South, approximately 150m north of the junction with Stonegate,” the design and access statement read.
“The site comprises the northern part of the former station yard area, located on the western side of Mill Drove South. Directly to the south of the application site is a Victorian-era former goods shed, which is of robust brick and slate construction, and of a design that is characteristic of its era and historic function.”
Outline planning permission has previously been granted for up to 45 homes on a site which combines the goods yard site on the western side of Mill Drove South and Croft House Nurseries on the eastern side of the street, which has since lapsed.
The design and access statement added: “Whilst the site has previously formed part of a larger application site encompassing the goods yard and Croft House Nurseries site, it is a parcel of land that is capable of standing on its own merits, the development of which would not compromise the development of the remaining parts.”
The statement adds that the proposed dwellings will ‘enjoy good access to daylighting and sun-lighting’ and make good use of sustainable materials and resources, with locally sourced building materials to be utilised.
It adds that the development ‘will not impact upon local service provision or facilities’.
