Spalding area developer reports soaring demand for new homes in South Holland

There has been a significant demand for new build properties across the district.

Ashwood Homes is currently building a number of developments in the area, including 900 homes in Holbeach, but sales manager Chloe King says they can’t build the properties quick enough for the number of would-be homemovers.

She said: “We already have people reserving plots for the first quarter of next year so the drive and want to move is very much there.

“We are actually so busy that we’re finding we don’t have enough properties available to to meet the demand - we’ve already sold out of properties which are due for next January/February - but people still seem happy to wait.

“We are ramping up our builders’ programme to make sure that we can keep up with that demand and we are releasing more plots for March 2022 already.

“It’s working out really well.

Chloe believes that a lot of help on offer to buyers, from the Government’s Help to Buy: Equity Loan scheme, through which the Government will lend homebuyers up to 20% of the cost of a newly built home, and the re-introduction of 95 per cent mortgages, have been very beneficial.

She said: “It’s certainly a very buoyant market at the moment and the impending end of the Stamp Duty holiday has not hampered it at all.

“I think the Help to Buy scheme and the 95 per cent mortgages have been a huge help for a lot of people.

“We also sell properties on our developments on to housing associations and having spoken to them there seems to be a phenomenal demand for affordable housing too.

“It’s a very busy time for the housing market.”
