Peterborough City Council refuse fourth Larkfleet Homes application for Glinton




A developer’s fourth - and largest - bid to build homes on a farmland plot has been refused.

Larkfleet Homes applied for outline planning permission for up to 95 homes on a 7.3-hectare site to the east of Lincoln Road, outside the curtilage of neighbouring Glinton.

The developers proposed a mix of two to five-bedroom houses, 30 percent of which would be designated for affordable housing.

But on January 31, Peterborough City Council’s planners turned down the application, saying it did not fall into any category allowing development in open countryside.

The case officer’s report said it would mean the loss of the ‘best and most versatile’ agricultural land, and also did not meet highways safety terms.

It said the size of the development would cause ‘significant harm’ to the area’s character and appearance, elements which outweighed the plan’s benefits of meeting the district’s ‘significant’ need for affordable homes.

The application, which attracted 56 objections from local residents, is the fourth that the Bourne developers have submitted to the council for this site.

Outline plans for up to 78 dwellings and sports facilities were turned down in May 2018, as was a subsequent appeal against the decision the following March.

In February 2021, Larkfleet applied for an affordable housing scheme of 34 properties on a part of the site, and then submitted revised proposals for 25 affordable homes, 12 months later. Both were refused.

Council planners are also currently considering an outline proposal by Cheshire-based Gladman Developments for up to 250 houses near Glinton in open fields, to the south of Peakirk Road.
