South Kesteven District Council look to back plans for eight homes in a field off the Kettering Road on the edge of Stamford
Planning chiefs are backing plans for eight homes in a field on the edge of Stamford.
The site, off Kettering Road, was once proposed for much larger schemes, which faced massive public opposition.
The developments from Kier Homes were refused by South Kesteven District Council, though a proposal for 29 homes was won at appeal, though the developer later withdrew its application.
Now, Simon Boon Homes seek to build three detached, two semi-detached and a row of three terraced homes on a 0.4ha section of the field.
If approved, the homes would be to the east of a small housing scheme under construction and under the same ownership. The recently-completed Cecil Square development is immediately opposite.
The application says the eight homes would be in natural stone and slate, with elements of the local vernacular and Georgian architecture, designed to complement the area.
Members of SKDC’s planning committee are due to determine the application on Wednesday (January 8).
A report prepared for the meeting says the district council received 26 letters opposing the application.
They said the site was not in the emerging local plan and also not in the draft Stamford Neighbourhood Plan.
The scheme would also cause harm to heritage assets, including the setting of Stamford.
The development would also increase traffic and flooding risks, they claimed.
Stamford Civic Society opposes the scheme on heritage assets grounds, but it has the conditional support of Stamford Town Council.
However, planning officers say the site is on land allocated for development under the current local plan.
They say the current proposal would cause less harm than the one which has been approved at appeal.
Their report also noted a public benefit from the scheme of a Section 106 agreement of the developer paying £595,931, towards the provision of ‘extra care’ housing in Stamford.
